Here's something most homeowners don't think about until it's time to sell: buyers decide how they feel about your house before they ever walk through the front door.

A study from the University of Texas at Arlington found that homes with strong curb appeal sell for about 7% more than similar homes nearby. On a $1 million Florida home, that's $70,000. And you don't need a contractor to start going after it.

Your front yard is worth real money

I meet homeowners all the time who've put serious money into the kitchen and the bathrooms. Then they walk me out front, and the yard is working against all of it. Faded driveway. Overgrown hedges. A rusty mailbox leaning on a stick.

The front of your house is the first photo on every listing and the first thing every guest sees. It's also one of the cheapest parts of the house to improve.

Here's the good news: you can start raising your home's curb appeal this weekend, and some of it won't cost you a dime. Below are the five steps I'd walk you through if I were standing in your driveway right now. They're the same things I look at every time I pull up to a client's house. Do two of them and you'll see the difference from the street. Do all five and your neighbors will start asking what you did. Let's get to work.

Your 5-step curb appeal game plan

1. Look at your house like a buyer would

Grab your phone, walk to the street, and take a picture of your house. Whether you're selling or not, that's your listing photo. Now look at it like a stranger would. Where does your eye go first? If the answer is a stained driveway or a tired mailbox, you've found your starting point.

2. Wash off the Florida grime

Our humidity puts a layer of mildew and black streaks on everything: driveways, walkways, roofs, pool cages. A good pressure wash on the driveway and walkway is one of the fastest wins there is. For the roof and painted surfaces, ask for a soft wash instead. High pressure can damage shingles and paint.

3. Tidy up the landscaping

Trim the hedges below the window line, edge the lawn, and put down fresh mulch. Pull anything that's struggling and replace it with plants that actually like it here. The University of Florida's Florida-Friendly Landscaping program is a great free guide for that. A neat, simple yard beats a crowded one every time.

4. Refresh the door, trim and house numbers

Paint is cheap, and a fresh front door changes the whole face of a house. While you're at it, check your house numbers. Can you read them from the street? Guests, delivery drivers and emergency crews all need to find you. If they can't, fix that first.

5. Give your entrance a focal point

Every great front yard has one thing the eye lands on. It can be a specimen palm, a fountain, good landscape lighting, or a mailbox that actually fits the house. I'm biased, because I build mailbox sculptures for a living. But I've watched it happen over and over: put one strong piece at the entrance and the whole yard suddenly makes sense.

Don't forget nighttime. A small solar spotlight on your focal point means your house still looks good when people drive by after dark.

What it looks like when it comes together

When those five steps come together, the house looks cared for from the curb. That's what a buyer, or a neighbor, picks up on in the first few seconds.

How we make sure it fits your home

If you decide step 5 is a sculpture, we start with your house, not our catalog. You send us a few photos of the front of your home, we hop on a free design call, and our sketch artists draw 3 to 5 designs made for your colors and your style. Then we build it by hand in 4 to 8 weeks and deliver it free anywhere in Florida.

The bottom line

Buyers and neighbors judge your home from the street, and research says that first impression is worth real money. Look at your house like a stranger, wash off the grime, tidy the landscaping, refresh the door and numbers, and give your entrance one strong focal point. Start this weekend.
